A new residential building is being built at the corner of Erzherzog-Karl-Straße and Oberdorfstraße in the 22nd district of Vienna. The city zoning restrictions specify two different building heights which permits the design to include a second attic storey on Erzherzog-Karl-Strasse. The development accommodates 32 flats over 7 floors.

A split-level development allows for a lowered ground floor level with apartments facing the inner courtyard. The raised 1st floor, together with some adjoining rooms on the ground floor, forms a plinth storey, which is visually distinguished from the floors above. The main building entrance is on Erzherzog-Karl-Straße with the vehicle entrance ramp to the basement car park from Oberdorfstraße.

Almost every apartment benefits from external space in the form of loggias, balconies or terraces – some with gardens or spacious roof terraces. Flat sizes vary from 33 – 90 m².

The façade design is characterised by the colour contrast of white and dark grey. The low-level plinth zone and roofscape in dark grey are deliberately distinguished from the white middle storeys, thus creating a visual separation and reducing the apparent mass of the building. The façade is enlivened through projections and recesses of the various different loggias, balconies and terraces.
