A residential development comprising a 6-storey street-facing building and a 5-storey garden building creating a total of 99 residential units is to be built in Schumanngasse in the 18th district of Vienna.
An inviting, main entrance lobby reflects the sophisticated standards of the surrounding neighbourhood and leads to upper floors featuring compact apartments each with a balcony or terrace. The two penthouse floors are reserved for spacious flats and maisonettes with views over the city rooftops to the surrounding countryside.
The lowering of the ground level to the rear of the street-facing building enables additional south-facing apartments to be provided with their living spaces facing the courtyard. The garden building allows for high-quality, commercially used garden flats on the ground floor.
The Z-shape of the garden wing both responds to an area of the site restricted for garden use by city zoning ordinances and enables a larger building footprint. A playground for small children with a sandpit and climbing wall is located between the two buildings, easily accessible and visible from the apartments. Space restrictions prevent the provision of a playground for older children and teenagers, so a indoor daylit playroom with a garden has been created in the basement.
Through an efficient supporting structure and shallow floor plans it has been possible to accommodate a variety of different apartment types in a bright, modern and attractive development.
