Vienna,

Jedleseer Straße 3,

Austria

A new residential complex is being built on Jedleseer Straße in the 21st district of Vienna. The project is located in an existing built-up city block on a narrow site which protrudes deep into the existing city block.

Our design maximises the possible development by proposing a building on the street boundary with a second at the back of the site, both connected by a shared basement parking garage and sharing a courtyard space at ground level. The development is accessed via a main entrance on Jedleseer Straße.

On the ground floor, there is a passageway through the street-side building with access to the courtyard. In the street-facing main building there are two independently-accessed commercial units of differing sizes plus the waste store and a ramp to the basement garage.

The street-facing  wing extends on the rear courtyard side on the ground floor and on the 1st and 2nd floors.  The roof of this extension, as well as the roofs of the street-side and courtyard-side buildings, provide additional  terraces for the apartments.

In both buildings, apartments ranging from 30 – 150 m2 offer a variety of residential types. All apartments have their own outdoor areas in the form of loggias, balconies, terraces or private gardens.
