At the corner of Reinprechtsdorfer Straße and Schönbrunner Straße, a new residential building for the City of Vienna, designed by our office, has been completed. The centrally located, narrow plot is oriented north–south and adjoins the existing development along Schönbrunner Straße to the east. To the north, at Rechte Wienzeile, the Reinprechtsdorfer Bridge spans the Wien River.

Across eight above-ground floors (ground floor, six standard floors and one top floor), 15 new municipal apartments of varying sizes, ranging from 40 m² to 86 m², were designed. The ground floor accommodates a communal space with a café for parents and children, as well as a social room, accessible both from Reinprechtsdorfer Straße and directly via the central staircase. The main entrance to the residential units is located directly on Schönbrunner Straße.

Vertical circulation is provided by a central staircase along the eastern property line. A light well on the neighboring property allows for natural daylight in the circulation area from the first floor upward. Each floor contains two to three apartments. Every unit features a private outdoor space in the form of loggias, balconies, or—on the top floor—a roof terrace.

The ground floor façade is slightly recessed in relation to the upper floors. The transparent design of the communal areas conveys generosity and creates a spatial openness toward the surrounding urban context. On the upper floors, the building is framed by a linear concrete structure incorporating integrated planter boxes on each level. Combined with tension cables and climbing supports, some of which extend over two to three floors, this creates a three-dimensional, vibrantly green façade that enhances residential quality and positively influences the living environment.
