On the site of the former model-railway-factory in Gatterederstraße, located in Vienna’s 23rd district, a modern and energy-efficient residential development is taking shape — one that bridges the past and the present.
The existing structures are being demolished, with the exception of a two-storey factory building dating from 1955. This existing structure, built with a reinforced concrete frame, brick parapets, and generous glass façades, will be preserved as a striking architectural feature and converted into apartments as well as nine office and commercial units. The newly added roof floor will accommodate residential spaces with spacious terraces, offering wide views over the city.
On the remaining part of the site, four new residential buildings with a total of large and smaler apartments and lofts, spread across five to six floors, will be constructed. The street-facing buildings are connected at ground level and include generous commercial areas. A shared underground parking garage links all buildings, ensuring convenient accessibility.
The project offers a diverse range of apartment types – from compact one-room units to spacious four-room apartments. Each unit includes a private outdoor area such as a loggia, balcony, or terrace, providing pleasant views of the city and the surrounding hills.
Extensive green spaces along the street and a large inner courtyard enhance the relaxed atmosphere of this suburban neighborhood. A children’s and youth playground adds an inviting space for recreation and social interaction.
By combining modern new construction with the careful renovation of the historic factory building, this development creates a vibrant and diverse ensemble — a place where living, working, and leisure come together in harmony.
