Groundbreaking Ceremony: Construction Start for “Two to Nine – Living at Rosenhügel”

Oct 2025

A new residential milestone in Vienna-Liesing:
With the official groundbreaking, the starting signal was given for a forward-looking project on the site of the former Kleinbahn model railway factory in Vienna-Liesing. By summer 2027, around 130 condominiums and nine commercial units will be built there.

Preserving the old, creating the new.
A highlight of the project is the revitalization of the historic factory building from the 1950s. It will be transformed into a vibrant part of the ensemble, featuring offices, commercial units, and an additional attic floor with apartments and roof terraces. Approximately 3,000 m² of the site will remain undeveloped and will be designed as green spaces, recreation areas, and playgrounds.

Sustainability at the core.
The energy concept is considered the heart of the project: with 30 geothermal probes reaching depths of up to 150 meters and a combination of heat pumps and photovoltaics, the goal is to achieve an almost CO₂-free energy supply.

Diversity for future residents.
The planned apartment sizes range from approximately 40 m² to 136 m², offering a broad spectrum from compact apartments to spacious living units. The project bears the fitting name “Two to Nine – Living at Rosenhügel.” The architects and planners emphasize a balanced interplay of preservation and new construction, functionality, quality, and sustainability.
