General Planning – New Development Flora Dora Nora

The Residential Quarter

A new residential quarter, FLORA DORA NORA, is being developed in Vienna’s 21st district, in close proximity to the Jedlersdorf S-Bahn station. The site was originally part of the historic Nordwestbahn Colony and once served as housing for workers employed at the Jedlesee main workshop of the Imperial-Royal Privileged Austrian Northwest Railway.

The development will provide approximately 32,000 m² of above-ground usable floor area, accommodating around 545 apartments.

Living Surrounded by Greenery

At the heart of the FLORA DORA NORA development lies a spacious, publicly accessible green open space. Seven freestanding residential towers are arranged in a circular formation around this central landscaped area and open towards the south, facing the adjacent allotment garden community.

Urban Design Concept

Along the northeastern edge of the site, U-shaped residential buildings are planned, with their living spaces oriented towards the green centre of the neighbourhood. In the northwest, along Koloniestraße, three linear residential buildings will be constructed.

The perimeter buildings will be built using reinforced concrete construction and will feature partial timber façades. The centrally located residential towers are designed as sustainable timber structures.

The residential quarter will be complemented by a single-level underground parking garage providing approximately 250 parking spaces.

Open Space & Climate Resilience

Particular emphasis is placed on landscape design and environmental sustainability. Existing mature trees will be preserved wherever possible and supplemented with new climate-resilient tree species and robust planting concepts. This will create a sustainable and attractive living environment with a high quality of stay.

As an integral part of the open-space concept, a children’s and youth playground is embedded within the extensive green landscape, providing an inviting recreational and social space for residents of all ages.
