1st Prize in Competition: Pioneering Municipal Housing Development in Simmering
With the project “Gemeindebau(t)” at Wilhelm-Kreß-Platz 30a in Vienna-Simmering, we are setting a strong example of next-generation social, ecological, and economical housing.
The new four-story residential complex integrates naturally into the urban fabric and creates a vibrant, community-oriented neighborhood through clear volumetric articulation and generous open and communal spaces.
The architectural concept is based on a resource-efficient timber hybrid construction with a solid base level and features an energy-efficient building envelope, visible timber ceilings in the interior, and a lush green façade. The site is structured by two distinct plazas:

an inviting, communicative forecourt facing the street, and
-
a sheltered, green courtyard as a recreational and play area.
The project offers barrier-free apartments — all with spacious private outdoor areas — as well as shared rooms and green spaces, creating affordable living for diverse household types. Additionally, around 300 m² of flexible commercial space on the ground floor includes a café, coworking spaces, and a bicycle shop. A smart mobility concept with over 200 parking spaces, e-charging infrastructure, and ample bike storage frees up outdoor space for high-quality green areas that enhance the overall sense of wellbeing.
The energy concept combines deep geothermal probes, PVT collectors, and wastewater heat recovery — making an active contribution to achieving Vienna’s climate goals and setting a benchmark for the Smart City strategy.
